AT THE HEART

For those who prefer to be close to everything, Punta del Este's center and Peninsula offer a very different way of living from the beach communities farther along the coast. This is the more urban side of Punta — walkable, lively and surrounded by restaurants, cafés, shops, the marina and, of course, the water.

The Peninsula is the historic heart of Punta del Este, a narrow stretch of land separating the calm waters of the Mansa from the open Atlantic of the Brava. With the sea on both sides, you're never far from the waterfront. At its western end, the port and marina are a constant source of activity, particularly during the temporada, when yachts arrive and the surrounding restaurants and streets fill with summer life.

Running through the Peninsula, Avenida Gorlero has long been Punta del Este's traditional main street. From here, smaller streets lead toward the port, Playa Mansa and Playa Brava, making this one of the few areas where it is genuinely easy to leave the car behind. Apartments dominate the real-estate landscape, from older buildings with generous proportions to contemporary residences with panoramic views over the coastline.

THE CENTER

As you leave the Peninsula, Punta becomes more residential while retaining the convenience of being close to everything. The center stretches along the coast and around the first sections of both the Mansa and Brava, with a mixture of apartment buildings, established homes and newer residential developments.

For year-round living, I think this convenience can be particularly appealing. Supermarkets, restaurants, schools and services are all close by. The atmosphere also changes considerably with the seasons. During the temporada, the center and Peninsula are at their most animated, filled with visitors and summer activity. Once the season ends, the pace becomes much more relaxed, but unlike some of the more seasonal beach communities, this part of Punta continues to feel very much alive throughout the year.
